How much does a bathroom renovation in Munich cost?

A small bathroom of 5-6 m² costs around €18,000 including VAT for a complete renovation with us. Larger bathrooms start at about €24,000.

These figures come from our own projects in Munich, not from national averages. What moves the price most: the size, whether pipes are relocated, the tiles and the sanitary fittings.

Bathroom sizeScopeGuide price (incl. 19% VAT)
5-6 m²Complete renovation: strip-out, pipes, waterproofing, tiles, sanitary, electricsapprox. €18,000
larger than 6 m²as above, more area and fittingsfrom approx. €24,000

You receive the binding price after we have measured on site. Our quote lists every item separately, from the strip-out and every pipe down to the last silicone joint. You see exactly what you are paying for.

What is included in the bathroom renovation?

Everything from strip-out to finished bathroom: old tiles and fittings out, new water, heating and electrical lines, waterproofing, drywall, tiles, sanitary fittings and LED lighting. You do not need to find a second tradesperson.

We coordinate all trades ourselves, so you do not have to arrange anything between contractors. More under Heating, Water & Plumbing and Electrical Installations.

What does “fixed price after measurement” mean?

We measure your bathroom on site and then give you a fixed price for the agreed scope. This price does not change as long as you do not change the scope.

So you know before work starts what the bathroom will cost, item by item. If you change your mind during the work, for example different tiles or an extra washbasin, we discuss the additional cost with you beforehand.

How long does a bathroom renovation take?

A complete bathroom renovation usually takes about two weeks with us. You receive the exact schedule with the quote.

The duration depends mainly on drying times, for example for screed and waterproofing. We plan these times in instead of skipping them.

In what order is a bathroom renovated?

First strip-out, then pipes, then waterproofing, then tiles, and finally installing the toilet, vanity, shower and lighting. Each step builds on the one before.

  1. On-site visit & measurement - we look at your bathroom and discuss your wishes.
  2. Detailed quote - every item listed separately, fixed price after measurement, with schedule.
  3. Strip-out - old tiles, bathtub and fittings are removed, the apartment is protected.
  4. Pipes & electrics - new water, waste water and electrical lines, drywall pre-walls.
  5. Waterproofing - done properly to standard before a single tile is laid.
  6. Tiles & installation - tiles, sanitary fittings, taps, lighting.
  7. Inspection & handover - we go through the bathroom together with you.

Why is waterproofing so important?

Behind the tiles, the waterproofing decides whether your bathroom stays watertight. Mistakes there only show when water gets into the wall or reaches the neighbours.

In Germany, bathrooms and showers are covered by DIN 18534 on waterproofing of interior spaces. It defines how much water a surface is exposed to and which waterproofing it needs. That is how we work.

Is a level-access shower possible in an old building?

Often yes. What matters is the floor build-up and the fall to the drain. We clarify this during the on-site visit before we promise anything.

In Munich-Bogenhausen we completely modernised a bathroom: old bathtub and wall tiles out, new level-access shower, large-format tiles and an illuminated vanity in a wood look. View project

In Munich’s older buildings the floor build-up is often the critical point: a level-access shower needs fall and installation height for the drain. Whether it works without a step only becomes clear once we have checked the floor and pipes on site, which is why we do not promise it over the phone.

Is there funding for an accessible bathroom?

The KfW grant for reducing barriers is currently not available: the funds for 2026 have been used up and new applications are not possible. A low-interest KfW loan for age-appropriate conversion (programme 159) is still offered.

KfW announced this in its notice of 31 July 2026 on the funding stop for barrier reduction. Applications already approved remain valid. Check the current loan conditions directly with KfW or your bank before you place the order.

What guarantee do you give on the bathroom renovation?

You receive up to 10 years of guarantee, set out in the contract. It covers our work and the materials we install.

As a master craftsman business we stand behind the result with our name. The exact guarantee terms are in your quote.
